Airbnb Superhost Requirements 2026: Missed October 1? Your 90-Day Plan Before January

This week the October Superhost assessment is under way. By the time it closes, some badges will have disappeared from listings that held them all summer. Others will fail to appear on listings sitting at 4.78, two hundredths short of the threshold.

The next assessment starts on January 1. That leaves roughly 90 days, most of them in the quietest stretch of the year. Fewer stays mean fewer reviews, and each one weighs more than it did in August. In both directions.

The Four Superhost Requirements in 2026

Airbnb assesses Superhost status every three months, looking at the past 12 months. Each assessment runs for seven days and starts on January 1, April 1, July 1 and October 1. To qualify, your account needs:

  • At least 10 completed reservations, or 3 reservations totalling at least 100 nights.
  • A 90% response rate to new messages, with booking requests accepted or declined within 24 hours.
  • A cancellation rate below 1%, with exceptions for major disruptive events and other valid reasons.
  • An overall rating of 4.8 or higher.

None of these requirements changed for 2026. What causes confusion is how they are measured.

One Account, Every Listing

Superhost status is assessed at account level and applies to every listing you own. A studio in Cannaregio rated 4.95 and a two-bedroom apartment on the Lido rated 4.6 do not get two separate assessments. Their reviews feed a single average, and one result covers both.

Listings where you are only a co-host do not count toward eligibility.

With more than one property, this is usually where the badge goes. The whole portfolio rarely slips at once. One property with a confusing check-in, an out-of-date welcome book or a cleaner who was never properly briefed pulls the average below 4.8, and every listing loses the badge.

What You Can Still Move Before January 1

Two of the four requirements depend on what you do from today. The other two are arithmetic.

Response rate: fixable this week

Ninety percent answered within 24 hours. In November, with a fraction of the summer's enquiries, a handful of unanswered messages is enough to drop below the threshold. Saved replies for the six questions guests ask most, and notifications switched on for whoever covers when you are away, close most of that gap.

Cancellations: protect what you have

Below 1% leaves almost no margin. On ten bookings a year, a single cancellation you initiate puts you at 10%. Nothing here can be repaired in 90 days, so the work is prevention. Calendars synced across every platform you list on. No double bookings over Christmas and New Year. Maintenance scheduled in weeks that are already blocked.

Rating: do the maths first

The rating is a twelve-month average, so it moves slowly. Take an account with 40 reviews averaging 4.75. It needs ten consecutive five-star reviews to reach 4.80. In a quiet winter, ten stays may be every booking that arrives before January.

Two details work in your favour. Reviews older than twelve months fall out of the window as it rolls forward, so a weak stay from last autumn may already be on its way out. Timing matters too. A review counts once both sides have reviewed, or once the 14-day review window closes, whichever comes first. If a stay ends in the last days of December and its review is published after the assessment, it counts toward April instead.

Stays: check the count

Ten reservations in twelve months is a low bar in Venice. A property that went quiet for renovation, or a listing that is only a few months old, can still miss it. Three longer stays totalling 100 nights also qualify, which matters if your winter guests book by the month.

Where Winter Reviews Are Won or Lost

Twenty-five years in Venetian hospitality teach you that standards slip in the quiet months. Staff relax, suppliers slow down, and the guest who arrives on a foggy Tuesday in November notices every detail nobody checked. Received properly, that same guest often writes the most careful review of the year.

What goes missing is usually obvious. How the heating works. Where the extra blankets are. What to do when acqua alta reaches the door, which we cover in our guide to managing acqua alta season. Which places nearby stay open when several restaurants close for their winter break. A guest who has to message you to find any of this out is already drafting a four-star review.

Then look hard at the listing dragging your average down. It is often the one whose photos and description promise more than the stay delivers, which also hurts the conversion rate that now drives Airbnb ranking.

Frequently Asked Questions

When is the next Superhost assessment?

January 1, 2027. Each assessment runs for seven days from the first day of the quarter, and the badge can take up to a week to appear on your listing.

Do I need to apply to become a Superhost?

No. If your account meets all four requirements at the assessment, the status is awarded automatically.

I lost Superhost status. Can I get it back straight away?

Only at the next quarterly assessment, and only if you meet every requirement then. There is no reinstatement between assessments.

Does a cancellation caused by a flood or a transport strike count against me?

Airbnb excludes cancellations covered by its Major Disruptive Events policy and other valid reasons. Check whether your situation qualifies before you cancel, not after.

Does having several listings help me qualify?

Only if they all perform. Every review across every listing you own feeds a single rating, so one weak property can cost the whole account its badge.

If you manage more than one property, consistency is what keeps the average above 4.8. The Premium Host Bundle gives every property the same Welcome Guide in five languages and a QR sign for each language, plus three delegation checklists for cleaning, check-in and maintenance included in the free Strategic Kit, so your weakest listing holds the same standard as your best. One purchase covers your whole portfolio. Details at annaq.it/products/premium-host-bundle. Running two or three properties and only need the guest communication system? The Standard Host Bundle includes it for €39. Details at annaq.it/products/standard-host-bundle.
